A common fault with construction of veranda’s that can easily be avoided:

It never ceases to amaze me that many builders don’t fit flashing’s where veranda’s are attached to buildings.

  • Seepage will occur from this veranda to the living areas below, depending of the severity of a storm, direction and driving rain.
  • This can cause sagging to the lower level ceiling linings and rotting of timber (if consistent leaking occurs) .

Builders often underestimate the driving force of rain, regardless of the veranda size!

Rectification:

In most cases, this can be easily rectified by a competent tradeperson at a reasonable expense.

  • Fitting of flashing’s where the veranda is attached to the house should eliminate the fault.
  • In some cases this cannot be achieved without also fitting weatherboards where the wall framing is exposed. With the boards extending over the flashing.
