Leaking from a verandah in a storm.

Leaking from a verandah. By Peter Weddell, owner/operator of Qld Home Buyers Inspection Service and Queensland Building Inspection Service, QBIS.

Absence of flashings where the verandah is attached to a house. This is a common omission with many builders.

Leak from a verandah

No flashing present where this verandah is attached to the house.

This will allow leaking from the verandah to the lower living area and potentially cause damage to the internal linings.

Verandah leaking from lack of flashings

Recommended rectification:

In most cases leaking can be eliminated by fitting flashing’s to junction of the verandah and external wall.

  • Remove flooring to allow flashing to be properly fitted.
  • Fit weather-boards over the exposed frame also covering the flashing.

If the flashings are correctly installed, this method will stop driving rain to the lower living areas.
