Leak from bathroom causing floor to rot
Leak under bathroom floor. Identified by Peter Weddell, owner/operator of Qld Home Buyers Inspection Service and Queensland Building Inspection Service, QBIS.
- Unfortunately the areas would have to be stripped completely to be able to replace the damaged flooring.
- Some walls may also be rotten where covered with linings. This would have to be assessed and replaced when all items have been removed.
- I would highly recommend replacing the particleboard flooring with compressed fibro sheeting.
Rot is also starting to occur to this floor joist.
Rot has extended past some internal walls that would require the replacement of rotten timber beyond some wet areas.
The ensuite looks good from the interior.
Photos of the sub-floor area give a buyer a far better indication as to the severity and extent of the problems caused from leaking.

The buyer was informed by the real estate agent that the problems with leak to under the bathroom had been fixed. It had not been rectified!
