Boundary location was questionable in the Bracken Ridge area, a Northern suburb of Brisbane,

As you can see in this photo the roof gutters of these new buildings are overlapping, this does not comply with local Council requirements.
Fence and boundary location:
Fences are not an accurate indication of the boundary locations (arrows). This Google map shows the building proximity of the buildings to the fences, also overlapping of the garages (circled).
This should be noted by any competent inspector in their report, so the prospective buyers legal representative can request further investigation, documentation and if necessary a property survey by a qualified surveyor.
This may avoid potential problems developing with reselling of the property.
Unfortunately the shadow in this photo hides the fact that these new neighboring buildings are overlapping. Overlapping of the building structures may have consequences when either property are placed on the market for sale in the future.
- Fences are not necessarily a true indication of the boundary locations, therefore they must not be used to determine their position.
- A qualified surveyor must be employed to give an accurate determination of the boundary locations.
- This problem may affect your resale of the property.
